The Santa Barbara Ranch lies on the California coast just north of the town of Santa Barbara. The land is extremely sensitive from both a political and environmental standpoint since it includes a mile of ocean beachfront and visually important hillsides adjacent to the Pacific Coast Highway.
The master plan reflects the rural heritage of the area by establishing a “peri-urban” mix of residences and agricultural uses within a low-density distribution of 55 homes on nearly 400 acres. Homesites are placed within a mosaic of agricultural landscape that includes lavender fields, avocado, olive, citrus groves, and grazing fields for horses and cattle. A master plan for adjacent land was also prepared to provide approximately 85 homes on over 2,000 acres.
Zehren provided overall project Master Planning, authored the Design Guidelines, and provided conceptual architectural design and detailed site planning for each of the 85 homes. Zehren also participated in a lengthy entitlement process with Santa Barbara County and the California Coastal Commission.
